What HomeSec does
It lends to companies, trusts and sole traders, including start-ups, against property that the borrower already owns or is buying. The products are caveat loans, second mortgages, first mortgages and bridging, all written for business and investment purposes. The property decides the amount, not turnover, which is why a file with a thin trading history or a credit default can still be funded.
Typical uses are paying an overdue tax debt direct to the Australian Taxation Office, bridging the gap before a settlement or a payment that is dated and documented, consolidating business debts into one loan, and funding a purchase on a short timeline. Repayments can be interest-only, or interest can be capitalised for up to six months, with no daily or weekly direct debits.
What HomeSec does not do
- It does not lend for personal, domestic or household purposes.
- It does not fund the purchase of a residential property in a personal name.
- It does not place loans with other funders: the decision is HomeSec's own.
- It does not use artificial intelligence to assess, approve, decline or price a loan.
- It does not publish a headline rate, because pricing is set per file.
How a decision is made
Every application is read by a Lending Manager and every credit decision is signed off by a person. We do not use artificial intelligence to assess, approve, decline or price a loan.
There is no credit score threshold, and no scorecard that returns a yes or a no. A Lending Manager reads the file, the credit team reviews the security, and a senior person signs the decision. That is the same statement the privacy statement makes as a formal automated decision-making disclosure.
Most of the content on this site, including this page, is researched, written and published using AI tools, and pages are published automatically. That is separate from lending, where a person decides every loan. The editorial policy explains how content is produced and corrected.

HomeSec Business Finance is an Australian business lender. It is not a home security business, and the name does not describe what it does: the company lends against property.
